Thanks to Sandy McClean and Pat Broyles for their work and updates on the recent Wayzata City Council meetings (And Greg Boeder for the update from the last meeting).

Below is a copy of the text of the resolution that was passed at the recent city council meeting:

RESOLUTION ON AFFORDABLE HOUSING PROJECT ON 141 & 151

CENTRAL AVENUE NORTH

WHEREAS, CommonBond Communities and Interfaith Outreach and
Community Partnership (IOCP) (collectively, the “Applicant”) have received numerous
funding commitments and are working on completion of a Development Application to
construct twenty affordable rental units (the “Project”) at 141 and 151 Central Avenue
North (the “Property”); and

WHEREAS, the Council has concerns regarding the Project due to potential
traffic and site circulation issues with the Project’s proximity to the Central Avenue and
Wayzata Boulevard intersection;

WHEREAS, the Comprehensive Plan guides the Property for low density single
family use and the Council has concerns regarding potential land use impacts with a
proposed high density multiple family residential use related to the context of this
specific site location;

NOW, THEREFORE, BE IT RESOLVED by the City Council of Wayzata,

Minnesota, that:
1. The Property. The City Council has determined that the Property is not
appropriate for the Project proposed due to the size and scale of the
proposed use.

2. Alternative Locations. The City will continue work with the Applicant
to identify what other potential sites in the city might be suitable for
affordable housing units, such as those proposed by the Applicant.

Good News: A Change in the Funding equation

City Council added a change to final provisions of the Bay Center to the $200,000 that Presbyterian Homes provides to “affordable housing” in Wayzata. The change include the fact that the funds can be used outside of Wayzata where previously the money had to be spent in Wayzata. More details later and a Candidate Forum update to come soon.

Lakeshore News: Article on IOCP’s affordable housing in our neighborhood

The Lakeshore Weekly News has a story on the front page today about the IOCP’s goal of more affordable housing in our neighborhood. Sandy McLean is quoted in the story about the petition that we have been circulating in the neighborhood.

It is very clear that IOCP is forging ahead with their proposal and that a crucial date is Oct 23rd if they get $2.8 million in government housing tax credits. And $200,000 of funding for the project was tucked into the Wayzata Bay Center proposal.

In a telling quote from Kim Vohs (in reference to a conversation with Presbyterian Homes) …”We met with Presbyterian Home Services and their first response was ‘Yeah we’d like to do affordable housing, but we’d like to do it somewhere else just because this is the most expensive land in the city,”.

Another choice quote from Kim Vohs, of IOCP, saying “There’s a market study that’s already been done for this project that shows the dramatic need for this type of housing in this area”.

Candidate Forum - Mayor and City Council - Oct 28th

For our Mayor and City Council Positions there will be a Candidate Forum on Tuesday, October 28th at 7 PM at Wayzata City Hall with Jeff Lambert as moderator.  The forum is being held on behalf of the Wayzata Chamber of Commerce.

Wednesday night’s meeting with City Engineer Mike Kelly and staff from SRF Consulting covered mostly the proposed changes to the Benton/Superior/Wayzata Blvd intersection and hightligthed the potential changes. City Meeting Tonight - Traffic issues

City Engineer Meeting on Benton/Superior Realignment

When: Wed, Oct 1, 7pm – 8pm
Where: Wayzata City Council Chambers, 600 Rice St, Wayzata, MN 55391 (map)
 
City Staff & Traffic Consultant SRF will provide follow up on Aug 6th comments and 2 possible options for realignment of Benton Ave and Superior Blvd modifications in light of the Bay Center project.
 
We will be there tonight and we will record the comments and information and post notes about the meeting tomorrow.
 
We want to make sure that there is NO mischaracterization by others about the result of the meeting and our input into the process.
